The hotel has been accused of encroaching upon 10 Kattha 18 Dhur land of the canal including plots 120, 148, 152, 190 and 73 which was originally owned by Bhairawa-Lumbini underground water project. Some structures of the hotel have occupied the canal which used to remain a source of irrigation for locals.

Jog Bahadur Paija, a local farmer, said that the hotel had turned down their repeated requests for not carrying out any construction on public land. According to consumer rights activist Ghimire, the farmers in the western part of the hotel have been struggling for irrigation after their major canal was blocked by the hotel's structures.
